Listing your home for sale

All of the partners in the Ferris Levin Collaborative at Compass have experience in pricing, marketing, staging, and negotiating home sales.

Our first step is to visit your home, listen to your needs, discuss your timing, and review the selling process, regulations, and cost overview with you. You will always have one partner as your dedicated agent, with the support of the rest of the team as needed.

We also will help you assess what is worth doing (if anything) to prepare your home prior to the sale, whether its repairing a gutter or updating a bathroom. It is a good idea to have this conversation early on and know that you have access to hands-on coordination assistance. Compass can even pay some of the upfront cost of repairs, painting, landscaping or other preparations, through the Compass Concierge program, for reimbursement at settlement for qualified seller clients.

Six reasons to radically declutter your home

  1. Create space.

  2. Improve the photos that will attract buyers to your home.

  3. Reduce distraction when buyers visit — they need to focus on your house and not your stuff.

  4. Empty surfaces create calm and allow buyers to envision their own lives (and aspirations) in your home.

  5. As homeowners, we get used to our stuff and don’t notice it anymore; so once you declutter, you are probably only halfway done.

  6. It makes eventual moving out much easier.

Some rules of thumb for preparing a home sale

  1. A simple aesthetic is popular, whether you have modern or traditional decor (meaning declutter!)

  2. A fresh coat of paint in the latest neutral color fashion goes a long way in creating an updated feel that will appeal to buyers.

  3. Easy changes can have surprising impact, such as new light fixtures and cabinet knobs.

  4. Very often it’s a good idea to remove window treatments. It brightens and declutters a room at the same time.

  5. Smaller (and less) furniture makes a room feel larger.
